had a 6month tenacy agreement, not renewed what shall i do

hi, i wonder if someone can give me a bit of advice, we sold our house last september and are now living in a bungalow, it was a 6 month tenancy and when the 6 months were up i spoke to the landlord and aks if it was ok to have kind of rolling contract for 2months at a time, my landlord is a young lad and its his first BTL so hes very easy going etc.

however he did say he would do my a new contract and at first he was on holiday and i've sent him text messages and cant get to speak to him.
Also one of the fence panels blown down during the high winds and the he said he would fix it about 4 weeks ago but it rained that afternoon so i assumed he would come the following day, not seen him and the fence is still like it.

first question is it best to get a new contract from him, we will probably be here at least another 6 months if not a tad more. Also i was going to write a letter and point these bits of info out, but i wasnt sure if it was to my benefit not to hav a new contract, i suppose the only clear one is that i could probably leave when i wanted to , however thats not going to happen, i would have thought he would be desperate to keep us but he doesnt seem bothered.

    If you get a new contractual tenancy you are bound to pay the rent for the full-term.

    On the other hand you are now on a statutory tenancy where basically he must give you two months notice and you must give one month (subject to exact dates).

    Which is best for you?

    ... but the good bit is that the rent couldn't be increased during the Fixed Term.:D

    If the LL is managing the property himself you presumably wouldn't be slammed with any kind of "admin fee", as you would have been with an LA.

    As Terry says, it's what is best for your own circumstances.

    The fact that your LL "doesn't seem bothered" about keeping you may just be because he's a laid-back kind of guy, or because he has the type of property that would easily re-let if you do go.

    On the fence panel issue -yes, the LL should do it- but unless it's damaged , why don't you just fix the panel back yourself?

    well at the moment the money the money we made from our house sale is being invested for at least 6 months so i cant touch that, it will be 6months min. so i wondered that maybe it might be better to do a 6 month contract.
    I guess its best to send off a letter and point out the fence and mention a new contract hes obviously happy for us to be here.

    You are now on a "periodic" month by month tenancy where you can give 1 months' notice and he has to give 2 months.This sounds like roughly what you want.There's no such thing as a rolling 2 month contract, you are already on the closest thing to that. There are no bits of paper to sign for the periodic tenenacy, it's automatic after your 6 month AST expires if you don't sign a new AST.
    Trying to keep it simple...;)

    I'd get the contract signed then mention the fence, in case that gets him thinking about money/cost.
