BuildingS insurance... PLEASE HELP!!!

Hi All, I just got my buildings insurance renewal quote for £326.40  . I checked with my neighbours and they all pay around £216 for exactly the same cover, broker and type of property. We are all obliged to insure with the landlord's nominated insurer (leasehold properties).

I checked with the broker and they want me to speak to my landlord, my lanlords doesn't want to know and either way they want me to pay that amount for the same construction.

Any views on this please?? I'm worried that for all this years a paid much more than anyone else.

HELP!!!

  • Check your contract for the leasehold - see exactly what the terms of the contract are with regard to insurance - normally they say sometyhing like property will be insured by the landlord however if you wish to arrange your own and the policy is the same type this can be negotiated (although not all are this nice) - if all else fails try citizens advice for some help

    Major Caveat!!!

The link below relates to Landlords and Tenants (read the Explanatory Note towards the bottom of the link) - but I am nearly sure there is similar legislation that applies to your position - but only nearly sure, thus the caveat.

Ask at the CAB - they should have come across this before.

You are right HCA, not all are that nice and these are the worst. The lease indicates that they will insure and I pay for what they choose ("dictators").

*MF* --- thanks for the link, i'll look into it.

Does anyone know what I need to request from my landlord to justify the calculation of the insurance?

Is there a particular document called something i should request??

    Thanks for your responses:beer:

We managed to make some adjustments to my buildings insurance premium and now I'll pay £266 from £326... the sum insured was higher than requiered.

The new thing is, can claim back the overpayments made for the past 3 years on this policy?
