rot in roof - any ideas of costs/getting quotes

hi guys,
It doesn't have dry rot, just rot that has dried out, no fruiting bodies or mushroomy smell! The roof leak has been repaired, however the vendor is now going to replace the whole roof (and apparently treat for dry rot, despite our guy saying it doesn't have it) instead of offering us £4000 off - as he can get it done for £3k - (he's told us the roofers and they're reputable, not just some dodgy bloke, where as we'd gone to the best guys to get a solid quote for our benefit).
We're happy for him to do the roof for us, as it saves hassle, however the mortgage offer runs out in just over a week - so I have no idea what's going to happen next! trying to get through to mortgage manager, but no luck so far.
PS not happy waiting 6 months more to find a house. I'm sick of limbo and all my stuff in storage. I want to make a home, so please no more advice on waiting for prices to fall etc.., I love this house!0
