If you don't ask, you don't get.
Look at the idiots that paid £250+K for a two bed flat, were they sniffing glue at that point -

I think, if we don't ask, we won't get. Plus they are very keen to sell and we're prepared to walk away if they don't bite. If they say no and its still for sale in a few months time, I'll go back and try them again.0

Oh I dont know, they might not be offended and you might not be embarrased but you would certainly look naive and foolish offering 40% less than asking price on a 130K house (78k) unless it was on fire lol0 -

Its true the vendor can only say 'no' to a 30-40% lower offer, but dont expect to be taken even remotely seriously. They WILL laugh!
It doesnt really matter what anybody 'thinks' houses 'might' be worth in 1-2 years time, you cant make an offer based on that.
If you were the seller, and someone offerd you half your asking price saying they reckon it will only be worth that much in 2 years anyway, what would you do? You would instruct your agent to not even bother answering the phone to them anymore most likely.
Until prices do actually drop significantly, there is no reason a seller will take low-ball offers unless they have to.0 -

I suspect that they have priced it too high anyway. If a detached house was £210k last April i'd expect a semi to be less than £184k. maybe that's just my bad experiences with adjoining neighbours speaking though.
I'd say £184k was maybe a sensible price before Xmas. I'd say at least 10% less would be more appropriate now - and that's a starting point. 15% may be considered an insult by the owners but they had better get used to that if they want to sell their house.
