garage conversion

hi, we have had planning granted to convert our attached garage into habitable accomodation,
i have 3 specific jobs i need quotes for -
1) brick up existing up + over garage door and add a 5 foot window then create an interior block wall and insulation to create a cavity wall.
2) at the rear of the garage -
brick up existing single access door and add a 4 foot window then create an interior block wall and insulation to create a cavity wall.
3)
create a 6 ft opening between house ang garage, this will require insertion of 2 rsj or lintels.
this opening will go from the kitchen into the garage.
i have been quoted £3500 and they will supply both windows and bricks etc.
that quote asumes they can build directly off the floor slab - building control say this can be done.
i will do all other conversion work
is 3500 inc vat a fair price

I had my garage converted by an established company who did all the work, including building regs etc. I didn't need doors knocked through but I had a utility room on the end, and the conversion had plumbing for a sink. This cost around £10k then.
Your quote isn't easy to compare with mine but it looks like you will save a lot by doing the work yourself.
PS I did ask a local estate agent about the effect on the value of the house. I still have parking space and put up a shed and cycle shed aroudn the back so I have quite a bit of storage.
The agent said that conversions rarely increase the value of the property but they can be a selling feature if someone is comparing two similar properties, depending on how much they need/want a garage. So, it's something to do for usefulness rather than as an investment.somewhere between Heaven and Woolworth's0
