Investment advice needed 5yrs+

A few years ago (okay 5 yrs to be exact) I had a few pounds to invest, and some surplus income for a few years. I saw a Financial Advisor who pointed me in the direction of a Scottish Widows Property fund for the £15K lump sum and Skandia Multi ISAs for the £1000 p/m regular savings. I kept the monthly savings going for the first 20 months. Total investment £35K, currently worth £44,600.
Looking at recent statements the SWIP Property Life fund has taken a nose dive but is still showing a 33% overall increase. The Skandia investments were spread over 4 funds, one has doubled the other three are flatlined.
As this was supposed to be growing at 10% p.a. and being used to offset the mortgage, which is on a 5 years fixed rate, I think its time to move to a safer home.
When I look at interest rates in saving accounts I can't help thinking that the interest on my savings won't outstrip the mortgage by enough.
Therefore the exam question is where can I invest £45K with relative safety (on a scale of 1-10 I would rate myself as a 4 in risk terms) to earn 8% net p.a. for the next 5-6 years. I'm hoping to turn the £45K investment into £75-80K, to pay off a captial and interest mortgage.

Maybe I'm asking the question wrongly?
Can anyone recommend a sound investment that could avoid the property downturn? Preferably an investment fund as opposed to a fixed rate account as I'm looking for a decent return to outstrip the mortgage.0
