Timescale

Hiya wondering if anyone can shed some light for me on the timescale of things. Finally found a buyer for my house and wanted to know from date of offer what is the realistic timescale for exchange and completion??

    Depends on so much.

    Have you bought recently? If so your paperwork is likely to be all set to go.

    Are they sold/FTB/ready to go/rented

    Anything from 6 weeks to forever.
    Average is 12 weeks.

    Expect issues like probate to double timescales.

    If they've not sold yet then impossible to say.

    How long is a piece of string?

    That depends on many things, not limited to:
    - How many people are in the chain?
    - How many of those have a mortgage?
    - Is there a FTB involved?
    - Is there a divorce or death in the chain?
    - Does any of the houses in the chain have something nasty that a survey will bring up, causing a delay for checks/paperwork evidences?

    etc etc

    But, without knowing any of this, I'd say you'll be in by the end of July.
