Handing in notice on the AST

    If you don't tell them that you are planning to stay on, they will assume you are leaving and will issue you with a two month notice to vacate at the end of the contract. They may not accept your offer of staying if you then decide you want to stay as you will probably be deemed a problem tenant.
    In our area, potential tenants are falling over each other to get the property.

    The thing is I don't want to take out another contract as I'm only likely to be staying in the area for another few months. So a periodic tenancy would be ideal for me.

    Tenants here aren't exactly fighting over properties, there is a lot of choice available. However my rent is very cheap, partly because my LL was very lazy and the house was in a real state when I got it. I've made lots of improvements (including new carpet in one room, putting up curtain rails, repainting several rooms), but I'm sure they'll try to withhold the deposit on the basis that the house is not being returned in the same condition I got it in.
