extention onto conservatory???

we're looking into having a kitchen extention 3m x 4m which we need to attach onto the existing conservatory which has an Edwardian roof. the windows along side the new extention will need to be removed and pillars of brick built on either end with a door between.
would this pass Building Regs?

the conservatory will still be separate from the new extention with the door between. can this be done?

my architect seems to think it wouldnt be passed and wants to build the extention separate from the conservatory with a big wall infront of the windows, leaving a gap of about 4cm. this will, in my opinion,make the conservatory look like a corridor, also the windows will stay in place so i'll be looking out onto a brick wall, OH is not happy about that.

can anyone help?

    Your architect should be the one to help. If he isn't, fire him.

    I suspect he wants to keep the windows in the conservatory to stop it becoming an extension and subject to more stringent building regs. This may be sound advice, but he really needs to explain the implications of both alternatives to you (a lot of hassle gaining BC approval v a dreadful view from your conservatory) so that you can make an informed decision. You will be paying him handsomely for this - make sure you get your money's worth. Don't be afraid to question him. Help him by being sure to explain exactly what you want, don't want, like and dislike.

    i've spoken to BC and as long as there is a external quality door between the two then there shouldnt be a problem........

    so i phoned the architect and he's being rather obstructive. he seems to want what HE wants and not what I want.

    Good afternoon: As you are the client get what you want as long as it conforms to building regulations and isn't beyond your budget.

    My OH witnesses this when he works with some interior designers and architects...they dictate a bathroom/kitchen/heating layout and specify fittings which aren't appropriate to the client's needs or don't conform to Buidling Regulations...he ends up 'plumber in the middle' ;)
