How Quick to Move?

OK, we've sold our property (full asking price... before the brochures were prepared!! ;D)
Our Buyers move out of their current house and will be sharing with family in two weeks time. The person we are buying from is moving into Rented Accomodation to put herself into a better position for buying her next property..... so it's a really short chain.
Our Solicitors are instructed, our new Mortgage will be booked this weekend...... so my question:
What's the chance of moving before Christmas?? ... what's the quickest anyone has managed to do this in??....
and does anyone have any tips for speeding up the process?

most of the time the main stumbling blocks are solicitors on both sides and searches etc. I remember our search took 14 weeks

eventually. best of luck, would be great to be in before xmas in a new place I agree, hope it works out 0 -
Searches can take a long time but some solicitors now, will send someone down to the council and they will sit and wait while they are done in a day. Obviously they charge extra for this, but if you want to move quickly then this might be the better option. our searches took 10 days to come back when we moved.
Also call your solictor daily, they have hundreds of clients and if you dont keep on top of them you may get forgotten :-/ I would tell your solictor that you want to be in for xmas and make sure he remembers it
keep in daily contact with the agent as well so everyone knows what everone else is doing

All the noises being made by all three parties, the estate agents and solicitors is that a target date of 17th Dec is feasible........ I wait for the first bombshell to drop!something missing0 -

get the contract exchanged as quick as possible with a guarenteed completion date.
keep on asking your purchaser how their doing, have they had your home surveyed yet?, if not when do they expect this to happen , when the valuers comes make sure they know its a quick offer required and what date everyone is working to.
Get them to chase the mortage company for their offer.Have it faxed and posted to the solicitor.Ask them have they placed the deposit with their solicitor ready for exchange?
have your surveys been done ?, get your mortage offer in writing/ sign it and have both solicitors received their mortgage instructions yet?
Have you got the (10% ) or more deposit ready, the solicitor will need a bankers draft or cash to exchange, unless cash coming up the chain.you dont want to wait another 3 days whilst the cheque clears. keep chasing everyone and keep a notepad with each stage of the sale and purchase logged.

The thought had crossed my mind.... but we got £5,000 more than we initially anticipated, so were very happy with the sale price. Perhaps we could have got more..... but it may have taken longer to sell.
Your house is valued at the price someone is prepared to pay..... someone was prepared to pay what we asked for...... so, perhaps we were just very good at judging market value....... that's how I look at it.something missing0 -

Just wanted to add another vote that it's the solicitors that can put a huge spanner in the works. We're in the process of relocating which means I have to live away from home during the week until we can move, so we wanted a quick move (a complete chain was in place about 7 weeks ago now).
Our solicitor has been fantastic - replied to letters by return of post, always honest and available to talk. Our buyer's solicitors however have been completely incompetent and have lied about what was left to do, coming up with new excuses time and again. We were hoping to exchange on Monday and everyone else (3 other parties) were ready but they've come up with more excuses for things that should have been done weeks ago. So far they've:
- taken 12 days to respond to our solicitors original letter at the start, simply to confirm they were acting for our buyers so the legal work could start.
- taken 10 days to pass on the fixtures & fittings form to our buyers after they received it from our solicitors
- raised contract queries which are directly against Law Society guidelines that our solicitor was not allowed to answer.
- applying for leasehold enquiries for their client's sale about 4 weeks after they should of, a few days before we'd targeted exchange.
- applying for approval for a mortgage issue on the day of likely exchange, 2 weeks after receiving the original mortgage offer.
- Telling us (via estate agents) that they were ready to exchange on Wednesday, knowing they didn't have the funds for the deposit yet, and they hadn't had a reply on the mortgage query.
So we now have to wait until next Tuesday at best before exchange because of totally forseeable issues that should have been sorted out weeks ago if they didn't take 7-10 days to act on anything.
So be warned, the sale can only go as quickly as the slowest link in the chain - if anyone is repeatedly slow to act for no good reason, it's likely to be the norm for that solicitor.
Oh, and they've told us that it shouldn't affect the agreed completion date, so "they don't see what our problem is!"
I would LOVE to name them but not going there....0
