  • I thought my house, which needs a lot of repairs, would be a suitable candidate for auction but the estate agent did warn that I would have to be prepared for a very large number of viewings in contrast to fewer if he brings clients which he has "sifted" from his books. In spite of the impression given telly programmes, he also maintained I would get a better price, any thoughts on that? Must say the intrusion of hundreds of feet tramping through the house daunts me and we are not able to get out beforehand and leave empty, no point in making what is supposed to be a highly stressful time, even more stressful.

I thought that the idea of going to auction was to get a bargain, so you are unlikely to get a better price than thro an estate agent unless you get a couple of private buyers in a bidding war, investors are unlikely to pay over the odds. Unusual properties usually sell better at auction.

  • Stupid question, I know but...

how does a property auctoin work?

You read the listings, visit a property, do the bidding and, say, you win the auction, but..

do you have to be a cash buyer?

how soon do you have to exchange, etc?

can you get a mortage for an auctioned property?

    Thanks so much.
