Why not see what effect this will have on insurance. Get a quote for house insurance and see if the insurers are concerned about it.0

Well most of the day i have spent on the phone, i contacted 5 insurance companies 2 of which would insure us at a good rate, 2 that wouldnt entertain us and 1 that is ringing us back to let us know one way or another.
I also contacted the enviroment agency who have explained that it would be a extreme case if the area got flooded(the 250 metres away which states on the map) they said that the enviroment agency will always cover their backs when doing these maps and it would be a very very extreme circumstance if this happened.
Still havent decided what to do, but have contacted the solicitor to tell them to still go a head with our house sale and will let them no tommo what we have decided to do with our purchase, a little bit of good news is my cousin as offered to let us move into a house he owns which is empty on a temporary basis till we find somewhere else if we decide to pull out.
Ohhh i never dreamed that moving home would be so stressfull !!lol

You mean Boscastle in Cornwall.Water can't flow up, but it can flow down. A few years ago there was a flood that wiped out a village (west country?); on TV you could see houses being washed down the hill, taken with the flow of the water.
Yes, I didn't mention that as the OP said it was all flat. But I always say to people "don't look just at what can come up to get you ... but what can also come down and get you". I'd never have bought a house there, clearly at the bottom of a valley with the river so close and the sea. I'd see a high tide combining with high rain fall and meeting in the middle.0
