Couple Splitting Up with Rented Accomodation

My partner and I are splitting up and have been living in rented accommodation for the past 3years. I intend to remain at the property but I do have a couple of concerns until the separation is complete.
As the only person still at the property, do I need to provide access until my partners name has been removed from the tenancy agreement?
How do we stand in relation to items which were bought or given to us during our relationship. Does either one of us have more right to an item?
Does my ex partner have any legal obligations when leaving? or do I?
Any help much appreciated.

You would need to speak to your landlord to have the tenancy put in your name only. Until you have both provided notice to quit if it was in joint names, then reapplied in your own name then I believe your ex will still have every right to be there but also is responsible for the rent etc with you. I haven't done this in a relationship but have in a shared house where the LL had to have notice from us all then a new tenancy (which they refused as they wanted to sell) . With regards to possessions, you should seek legal advice if you are concerned over 'who gets what'.One day I might be more organised...........

my ex wants her name taking off the rental agreement but my letting agency wants to charge around £190 to do a new credit agreement. Is this right or are they trying to swindle me.0
