every tenancy agreement i have ever seen makes each tenant responsible for the whole rent if the other tenants leave ... this means you will have to pay for her - and yes you can take her to court for it - but has she got any money ? - if she hasn't whats the point in court ?

Well, I've heard through a friend that she's going on holiday in the summer, so she must have some money.

maybe try a recorded delivery letter to her parents explaining the situation and that you'd prefer not to have to take this to court, but you simply can't cover her share? a bit low, but not many other options if she has no sense of responsibility.

is there any chance of getting someone else in to the room to pay instead?

I could get the money if I have to (loaning of my parents).

It's a student house, and since term is nearly finished I don't think it's likely someone would want the room.

Really i just want to know what my options are, and what the best way to handle the situation is?
  • You are a student. Was she also a student as often the parents act as Guarantors, so if that's the case you or the Landlord can approach them for the rent.
I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

yes you may be able to borrow it from your parents, but her parents don't need to know that! it may be worth sticking up a few posters because then at least you can honestly say you did everything possible to fix the situation. stick a free ad up on gumtree too - it may not help at all, but if you can get someone in over the summer, it would make life easier.

    Who has got her deposit?
Assuming you have not wrecked th place, that should go a fair way to paying off a month (?) of the 4 months coming due?

The deposit is with the deposit protection service and yeah if we get it all back that would cover one of the 4 months.

Thanks to everyone for the help.:T
