loft boarding, purley removed

my builder now retired to france, boarded my loft, popped in a swanky wooden loft ladder and velux window, and walled and pined the ceeling to make it a floored loft that was less chilly, i was told by my electician that the purley was removed but studwork has replaced it but he's no chippy..... help, what does that mean?, it was 6 years ago and there has been no problems but i am planning to sell soon so do i need to get someone to do something and if so who..please help.

  • I assume, what you have had done is not a actual loft conversion - with building regs paperwork. I know my mate had work done in the loft similar to yours - as it wasn't classified as a bedroom/living accomodation he didn't have problems when selling. I'm talking about 18 months ago, I don't know if things have changed since then.
    As for your PURLIN, this should not have been removed - it would certainly be subject to building regulations. You should certainly have if checked out.

  • A purlin runs from gable to gable and will have struts to pick it up, it stops your rafters from sagging, a stud wall will do the same thing, it all depends how wall is constructed and what it is sitting on.
    You need a structural engineer to look at this

    Thanks, theres a very good chance it's all done properly, after six years I'm sure you would have noticed any sagging in your roof or ceiling, but you don't need the hassle half way through a sale, he will give you a report which will say it's ok or what needs to be done

    Yes, just confirm what Travis has said. It many instances a stud wall can replace the Purlin(s), but it does depend on a number of factors, and you may well find you are unduely worrying. That said, it would certainly be a good idea to get it double checked by an engineer as it may have been done in such a way the ceiling rafters are now bearing the weight of the roof.

  • update, a nice buildings inspector has just given me the all clear, i paid 250 for a structural engineer to check, so now all happy. thanks all for your help.
