Rozee here. Excuse my ignorance, but if what the government is doing by loaning key workers a lump sum, isn't part ownership, what is it? Am I wrong and in fact they're giving them the money ? I do not understand the fine details of the scheme, but am I correct in thinking that the arrangement won't mean they own any more of the property than they were formerly able to afford?0 -

I think rather than assuming that there is any gain in me misinforming you of how I am finding business at the moment, the best you can possibly do is stop hoping for sweeping statistics to be true and get out there into the areas you are considering buying when the big crash comes and check on what the prices there are actually doing. Far more productive than continually trying to beat me down!
However dismissive you are of what I know to be true, and however hard you try to slap down EAs (even though you have not even ever brought a house to KNOW what agents are actually like) it will not change your personal circumstance and the fact that you are the one who has a bias to trying to convince everyone that the crash is near. If it really is, there is no need to keep drumming against any view contrary to yours, you can just sit pretty knowing what you know, which is what I plan to do from now on. I really can't be bothered giving any more information of my personal experience on here!!

Lush, you're free to give your opinion, as much as I am.
I'm currently keeping my eye on one particular suburb of London as that is where, eventually, I'd like to move.
And from what I've observed both from the net and on the ground, the same properties have stuck for the last 10-12 months. No sudden crash in prices, but certainly asking prices have been cut by around 5-10% during this time.
As I say, you might be lucky in operating in the only areas in England where prices are still going up, but where I live, and where I'm looking, happily that isn't so.
Please continue to post your views. Just because I don't agree, that doesn't mean I'm trying to "slap you down" or stifle you in any way.
But let's be honest, all the usual stalwarts on this forum have an agenda. Why else would they post here?!0 -

As a tax payer i'd be EXTREMELY interested to learn that any council or government body has been giving FTBers money to assist in the buying of properties on the open market.
If that were the case I'd seriously consider writing to the papers.
If you're talking about shared equity, then I still think it's government meddling and typical New Labour crap, but that's something a little different.0 -

Thank you, thats very sweet, but to be honest I really am quite bored of general digs at Estate Agents and nonsense regarding how it is in my interest to talk up the market etc, not just the fault of MM or this particular thread, there are others too. Its unbelievable to think that there are people so naive to think that what I say will make one minutiae of difference to anything in the economy or housing market! There is no gain to me whether I comment, lie or tell the truth in what I see happening in my areas, I genuinely felt it could be of use to people thinking of selling or buying as a pay back for some of the financial advice that Ive taken from people on the site which is the whole reason I come on here. Ive intentionally kept the name of my company and the areas I have EAs out of the forum to stop anyone thinking that Im trying to drum up business, bar probably regional references to try to back up my argument and give the doubters an area to look up to see its true!
The threat of a dropping market is always around the media as it makes readable news and has been for years, along with the constant talk of no one being able to afford to move etc. Whether the market does or not no one actually knows as there are a million and one factors that come into it. I would happily watch the prices drop as once the prices drop sales and houses are everywhere so plenty of commission coming in as people panic sell trying to miss the moment that the market drops to the bottom, thats what really makes me laugh about 'my gain' in pretending that the market is not dropping!.
The guys that work for me work really hard and long hours most of them starting at 8 and working till 8 to secure sales, keep many people happy and act professionally. Personally I have my own profession outside of the EAs which I work in day in day out, so any jibes about the integrety of EAs doesnt ultimately effect me, but I can't help but get annoyed for the people I employ, who as I said work very hard.
Anyway, like I say Im off out of any type of housing market discussion on here now.0 -
Point taken, lush. Not all EAs are out for what they can get in the same way that not all solicitors are
We are totally off thread now.
It fascinates me that this topic can so easily become so emotive, but I suppose that's because people stand to gain or lose large sums of their hard earned cash. It must be frustrating for meanmachine who is having to gamble about when to buy and it must be irritating for you when people tar all EAs witht he same brush. (There's good and bad in every profession; I should know - as a solicitor who would work 14 hours a day for the 'underdog' and now, as a landlord, I've taken some unwarranted flak in my time just because of my job title). It's not good for any of these threads to make our blood pressure rise - when it comes down to it, we all talk from the stance of our personal opinions, based usually on our personal experience and we're all entitled to have that respected. I have been saying for the last 3 years that the housing market can't continue to rise and I've been wrong so farOnly time will tell

I'm curious that Rightmove, this month, are claiming that we're now seeing the end of a "year long sales recession".
I didn't even know we've been in one! Apparently, across the year, sales have slumped by a third.
Funny how none of the agents on this board or any other gave that impression.
They always admit to something being awful after it's happened. Never at the time.
It gets almost as boring as it must be for Lush to have to defend his profession.
