You do need a HIP...
its only the energy performance certificate within the HIP they are talking about0 -
What they are saying is that the proeprty can be marketed as soon as compilation of the HIP has been started. It doesn't mean that any of the documents that are compulsory at the moment can be missed out, only that they may not be there initially.RICHARD WEBSTER

This seems to causing a lot of confusion. As Richard says, the seller still needs to order a HIP so marketing can begin, as before. After June 1st most of the contents were required before marketing could begin, this has how been delayed till next year.0

So I can market my house it without any of the HIP documents below and create the index (Which is also not compolsory) and call it a HIP - Net result, I can have a empty folder. Is this right?

No. The Index is required, it as always be compulsory. All other documents have to have been ordered.0

You HAVE to order a HIP, or do one yourself. You will have to let the agent know you have ordered one,if you are using an agent, weather or not you intend do do one yourself.0

I think the irony is The rules ah the rules.
Under the Home Information Pack (No. 2) Regulations 2007, you must include an index which lists all the documents included in your Home Information Pack.
But if there are no complosory documents. Do you need even a index?OOH MY!0 -
I dont know how you are reading the regs but there ARE compulsory documents in the HIP. The Index is needed to show if they are included or when they will be.0
