Help with problem tenant who wont leave

as a professional landlord - i have never pursued an ex tenant for damage money - or unpaid rent - but i have never had a house deliberately trashed - its too much hassle and money to find a forwarding address - too much hassle to do the court paperwork knowing that the ex tenant probably has no money and even if they are in work it will cost around £300-£400 court costs to get as far as an Attachment of Earnings order - and then judges award minimal weekly/monthly payments - then tenants change jobs and ........ what was the point .....
but i scrutinise my prospective tenants very thoroughly ....
today i have housed a homeless 18 year old with 2 day old twin boys ..... a risk ? possibly - but my gut instincts about people seem to work well ........
its much easier to write it off damage debts and move on .....0 -

That is the problem with this country - be a do-gooder and do everything by the book and you get treated like !!!! whereas the criminals and fraudsters get free holidays and a slap on the wrist.
Sorry but anyone who still has "faith" :rolleyes: in the law in this country to stand up for them anymore is living in cloud cuckoo land.

Sorry Guys but I am with Snooze all the way on this one.... The law is ridiculous and gives the power to the !!!!less people that haven't got the intelligence to not bite the hand that feeds you. And the courts can through out a seemingly lawful application to regain possession of your OWN property, because it's been dated wrongly. I have given my tenant 1 months notice to quit due to consistent none payment and late payment of rent. On that day I will not wait for him to fob me off with another pathetic excuse. The locks will be changed and if necessary I will have him physically removed. Let him take me to court, if he can afford it, have all the stress and paperwork, (dated correctly!)
