New builds in Scotland...same discounts?

Hello all!
I'm interested in buying a new build just outside edinburgh (where we currently live) as we have to up-size due to a growing family.
There are two houses in particular I like: One in a miller development at £180000 and one in a Bryant development for £175000. I made an enquiry about the miller one two weeks ago and they have just phoned me up to tell me there was a "special offer" on just now and they are knocking the price down to £175000.
After reading the bellway discount thread I am wondering if this is a decent discount at all. Are these two companies known to give discounts such as Bellway do?
If I sell my existing house at market value I can stretch to a purchase price of £165000...do you think that sort of figure would buy one of these new builds?
I think the prices are holding up a bit more in Scotland compared to the rest of the UK....and Edinburgh and it's surrounds are a bit of a hot-spot so I'm not sure about getting a large enough discount. It's annoying because a 10% discount would bring it easily into my price reach. However, buy the sound of things all these developers are toiling and I'm thinking that they must be open to such offers.
Would I also be in a stronger position if my house was already on the market? (which isn't yet, but will be soon)
Any advice would be appreciated from anyone with any experience, or if you know your stuff.

Hi, I work in Glasgow and we're construction related, v heavily reliant on residential builds - things are very very slow on the West Coast new build front. I'm not so familiar with Edinburgh although we do work over there. Things are very tight across the board, I'd push for a bit more discount if I were you. Play the poverty card! Or atleast tell them it's X pounds outside your reach.
They may try to get you to settle for carpets etc etc rather than discount the actual house price further. I'd push for a bit off the price if I were you.
I'd say you've got a chance with Miller (based on the amount of property they have sitting unsold) but I'm not sure about Bellway, they've been bought by Redrow as far as I know so may be more receptive to discounting.
What I would say is you've nothing to lose by asking and pushing, its not like they're in a position to refuse to deal with you at the original price.
Good Luck and let us know how you get on.0
