Kitchen renovation quote

Dear all
I am currently getting quotes for a job I am having done but it is pretty unusual. The extension that holds our dining room has been pretty shoddily done (about 1980). The floor levels are all over the place and the ceiling is just plain weird, it appears to hang well below the floor joists above, so the room is currently very low. Basically we are looking to have the following done:
Some kitchen units removed.
remove the old ceiling (chipboard, plasterboard and artex) and some old joists and dispose of.
remove a section of old exterior (supporting) wall (now internal due to extension)
Fit and cloak new RSJ (about 3.5m)
Dig up the old concrete floor, put down insulation and new slab/screed
brick up old single back door
Knock hole (in another wall) for patio doors and supply/fit
repair any damage to interior walls and reskim
Insulate eave space above ceiling (it is a chalet)
fit and skim new ceiling
Reroute gas for new hob position
fit wiring for 2 lights in the new ceiling and outside light put in new switches
Add 2 new sockets
May require possible movement of radiator
It is an unusual job so I know it is hard to compare as they are having to undo problems before making good. Two quotes have come in at about 10000 and 12000 +VAT
I have no clue if this is reasonable. If anyone is able to tell me if this is in the right ballpark, I would be very grateful. Thanks very much.
