Estate Agent advice

Can anyone give me some advice? We put our house on the market to buy a house that we had seen. We decided to go with the same agent to speed up the process. We then lost our buyer, but the owner of the house we want happens to be a developer and has offered a part exchange. We have lowered our price to go with this, however I am unsure if I still have to pay the estate agents fees? In the T&C's it doesn't say anything about part exchange.
I am about to contact them about it, but wondered if anyone else has had any experience of this??

It may depend on the terms,
but usually, often, or in my experience, the agent will get the fee if they have introduced them to you,
the little house company (with which I am not associated), has faq's about some of which refer to whether you pay fees if you sell it yourself

but it's a tricky one, they could argue that they have introduced them to you, by connecting you to the other house.
However in these tough times for agents, perhaps they'll be happy to be getting one commission, or at the very least a significant discount on the commision you need to pay in order to grease the wheels of the deal,
