    problem you have is that the houses are overpriced in the first instance, therefore when you come to p/x your old house, they give you a 'good price' for it, really they are off-setting your house for whats its worth against the new house.

    They sell the old house off cheap at auction, meanwhilst that house you bought for £200,000 (for example - £150,000 from your house sale cheap + £40,000 you stumped up in mortgage) which is a 3 bedroom semi with plaster board walls upstairs has cost them about £50,000 to build and furnish due to them building so many of them.

    The same design/spec house Glen8 has just bought is currently for sale on a local site in the southwest for over £150k more then it was priced at up north.:eek:
    I could only dream of this house as we are talking about £399k and the average wage down here would probably only get a 200k mortgage at a push so who are buying these houses and quite a few have sold.

    Some people are still buying, we are because we have new jobs in a new town. We have bought a new build with £30k off the original price because all the people selling "second hand" won't take realistic (90% of asking price) offers for their houses, they all want to make a hefty profit from buying new 2 years ago.

    The new build comes with all the kitchen appliances and is fully carpeted so it's attractive to people who don't want to spend extra money doing the place up. There's also no chain to worry about.

    We have to move in 2 months from now, and are having trouble selling our flat quickly enough, so will possibly have to rent that out. I haven't asked about part exchange but maybe I will, you never know, they may do it to keep the sale.
