Opinions on this deal please......

Hi folks,

I am looking for opinions on a deal that I have been offered by the developer of a house that I am very interested in.

The house is a new build 4bed and the asking price is 169k. The house is in co tyrone in n irleand. I had the house valued but unfortunately it came back at 150k which I felt was realistically a bit low and the valuer couldnt give me any real justification of this low value . So, as I really like the house I would still like to buy it really because there is nothing matching or close to this price locally.

Any advice would be greatly appreciated.

    I think the valuation is too high

    for a £169,500 new build (was that the list price) minus the 20% discount you should be getting makes it £135,600

    You have had a valuation from an expert. Your link shows a deal like many other desparate new builds are offering - pay us some later. It's all built into the price somewhere, mate and the valuation supports that. You are now ignoring the professional and asking us. My advice, don't go out without an adult.

    New builds lose 25%+ of their value the day you move in.

    Property prices in NI fell off a cliff at the end of last year.

    I wouldn't touch property in NI with a bargepole. The prices shot up there for several year with little or no explanation... pure speculation.

    Useless but true: 1 in 10 people in Northern Ireland is on Disability Living Allowance.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
