Notice to quit rented house - Template?

Hi all
Hopefully we should be moving from here soon:T (all tigs going according to plan wit our purchase) and I want to make sure that when we give notice, we do it right (Landlord may get difficult). Are there any templates available online that we can use? With a bit about insepction and getting our deposit back? I've had a quick google but not found much.....

If you are still within the fixed term of your Tenancy Agreement and are intending to move out on the last day of the Term you are not obliged to give any Notice. However, it's considerate to do so and it will give you the opportunity to check with the LL that there are no areas of dispute over the condition of the property at termination and help ensure the safe return of your deposit.0

Because we STILL don't have a gas safety certificate (the chap came round, shook his head and said "I'm not happy about this, I'll have to speak to LL"). Up until we started pushing for this, he was pushing us to sign a new contract which we said we wouldn't do because of the whole gas safety cert thing (and cos we were trying to buy a house:o). We also mentioned that if he wanted us to sign a new contract, he would need to put our deposit in a scheme and he told us that he "legal friend" had said he didn't have to. There have been a number of incidents which have lead us to believe he is not declaring this house as a buy to let and he may have money worries (his mail comes here still)
So to cut a long and boring tale short - We've taken good care of this house and I want my deposit back. So I want to make absolutely sure everything is straight so that when we give back the keys, we get a cheque.

You could try something along the lines of:As a matter of courtesy I confirm that we’ll be moving out of (address) ………….on …………, the expiry date of the AST Fixed Term.
It would be helpful to both parties if we could arrange a mutually convenient time for you to visit during the final week, so that you can check the property and the prompt return of our deposit can be agreed. Please note that the deposit should be sent to our new address at…….. (wording of sentence depends on which scheme your LL is registered with & method of repayment)
We’ll be available on …………(date/time) or………..(date/time)

tbs624 - my understanding as a landlord is that an AST automatically becomes a Periodic Tenancy if no-one gives notice either way, so it doesn't seem to make sense when you say that you don't have to give notice if you intend to leave at the end of the fixed period. You misunderstand what TBS said. A periodic tenancy only arises if a T remains in occupation after the end of a fixed term. Provided a T leaves before the fixed period expires then no periodic tenancy will arise and hence there is no requirement for notice.0 -

Lynette - unless your property is in Scotland and subject to the doctrine of Tacit Relocation, then it is as N79 has clarified for you. A Stat Periodic does not arise solely due to a lack of notice from either party , but due to the T's continuing occupation of the property.
It is one of those anomalies - the LL has to serve a S21, followed by court action if necessary, to get the T to go at/after Fixed Term expiry , but a T may just leave at the Fixed Term with no prior notice to the LL. Delay moving out by one day though and the T is indeed subject to a Stat Periodic agreement and has to give appropriate notice to the LL.0
