HIP fit the third...

I've been going round in circles with this one, the official sites end up at a PDF file from 2006 which is no good.

In the regs I saw it, it refers to "Standard Searches" as a mandatory part of the HIP.

I understand this to mean "Local Searches" am I right? If so is it Part 1, Part 2 or both?

    Yup, that's the route that takes you to an out of date document :)

    Standard searches.... "The local land charges register relating to the property being sold. Once a search is completed, which can be carried out by a personal search company or a local authority, you will receive an official search certificate."

    Is that Part 1, Part 2, both or am I barking up the wrong tree?

    All of the searches listed on that page must be conducted as part of the HIPS pack; whether they return any information that relates to the property or that would be relevant to the buyer is another matter.

    But you need the certificates to show that searches for these things have been conducted to prove that there are no land disputes etc outstanding on the property in question.
