Already on market HIPS question.

If someone is already on the market (& has been for 7 months) when is a HIP required?

There is no date set for that. At the moment, you can continue to market without a HIP indefinately.
Everything that is supposed to be in heaven is already here on earth.
  • As above. The "Drop dead date" as its called as not been set yet.
  • I believe the above is only true IF you dont change EA.. Change Agent and have to 're-market' then HIP required. Have heard that from several EA sources but no idea if thats fact or not...
  • If you change agents without a break in marketing, you wont need a HIP

Country Sport is correct. The only exception where you can have a break in marketing and not require a HIP is when a property is taken off the market when a sale is agreed. If the sale then fall through, the property has to be re-marketed within 28 days or a HIP is required.
