immersion tank leak???

    I am having a similar problem

    Our immersion tank is in the storage cupboard and I usually operate it by hitting the boost button for an hour to get some hot water (for shower etc) - recently I have noticed that water is dripping down the side of the tank only when this boost button is operated - and the dripping is coming from the top of the tank and over a few days this can get the whole area really wet

    Any ideas to what problem maybe - same as above?

    Secondly I think my bottom element is now working - does not seem warm as the top element - how can I test is this is working?
