lazy solicitors

i had the searches done before i paid out for a survey, I was told by my solicitor that everything was ok except that we have to take out an endemnity insurance due to the residents in that area bieng responsible for repairing the local parish.

a couple of weeks later after i have done the survey and everything came out ok, he has decied to tell me that the guttering runs through the garden, that is owned by seven trent, and if they wanted to carry work out they will dig in the garden, at this point i mentioned that are you aware that there is a conservatory attached to the kitchen. HE replied that he was unawre of this, and know he is going to write a letter to the other parties solicitors to find out if there is any problems.

he did not also advise us initally that we have to apply to the council to park on our own drive bieng an ex coucil property we will have to pay a one of fee and declare we will use the drive to park our cars.

how rubbish is that;;;;;;;;

does anyone know if the solictor is obliged to tell me all the facts, as I would expect him to do this , not in dribs and draps?????????

    What is owned by Severn trent, the guttering (I guess you mean sewer pipes) or the garden?

    If its the pipes then that is not so bad, if they were your responsibility and needed work you would have to dig up the garden, so not much difference other than who foots the bill.

    Solicitors don't visit the property, so they won't be aware of things unless you tell them. You should have mentioned anything thrown up from the survey when you received the report.

    Don't know anything about this personally, but again without visiting the property the solicitor wouldn't know there is off road parking. This could be something to do with dropping the pavement to allow access.

    Solicitors are there to advise you, but you have to remember that they can only act on information received.
