Rented House - Condemned boiler

My boiler's been condemned today after having Transco out 3 times due to my house and next doors smelling of gas  The 3rd time the bloke stuck a sticker on saying 'Do Not Use' and told me to phone the housing to sort it, will they try to fix it or will it be replaced? Also how long will they take to sort it? We have no heating, thankfully we have an immersion heater for hot water but we have a 3 year old so no heating isn't good.

My house is owned by a local housing association by the way.

It depends how long your piece of string is.

The questions you ask will be answered in your agreement with your Housing Association. Each one will be a bit different. You don't say which HA you are with.

Go on ... give us a clue. We might know if we can get a start...

It's a housing association in West Yorkshire, they don't own a great deal of houses but they are as much use as a chocolate fireguard when it comes to repairs, i have been waiting 2 and a half years for my broken windows to be fixed!

Is there a Tenant's Association for your block/estate/area?

Your should have been given information on how the HA prioritises repairs when you signed the Tenancy Agreement.

Always put repairs issues in writing and keep a copy - if you make contact by phone first, then follow it up with a letter confirming it. See here for a sample letter: http://england.shelter.org.uk/files/seealsodocs/12485/Letter%5Freporting%2Epdf

If you are having difficulty getting work done then you may it helpful to talk to someone at Shelter: -see http://england.shelter.org.uk/advice/advice-6342.cfm#wipLive-20202-5 for info on repairs , and you can search for a local advice centre via the website too.

Get onto your landlord tomorrow and insist upon an immediate visit to sort the problem

Has your gas been disconnected? - if not maybe you should consider having it turned off - a real bummer I know but better than going up in smoke

If the HA are slow to respond contact your Local Authority Homeless Persons unit as the property you are living in is dangerous and you are therefore non intentionally homeless and in priority need and require temp accomodation immediately until the HA resolves the problem and makes the property safe - that should give them a kick in the a*se

Re the windows - you'll need to check your tenancy agreement as to whether it's a tenant or landlord responsibility - nowadays it's usually a tenant responsibility

Faulty gas appliances should be treated as emergency repairs, get on to the HA and INSIST they remedy this immediately , threaten them with the HSE if necessary.
