A quick question. If i were to approach a home owner about selling their house and it was not being marketed, would the vendor require a HIP?

    Another question, what if the vendor advetised his property outside of the UK, would they still require a HIP?

    To the best of my knowledge, any form of marketing means a HIP is required. The solicitor acting for the buyer (assuming they are UK based) may ask to see the HIP & EPC proir to exchanging contracts.
  • Yes you can still get a HIP. Having no build regs or PP makes no difference.
    Building regs & PP appear on the local land charges, which is in the HIP.
