Should i pay or not

So heres the story moved into a house 2 years ago, signed a tenancy agreement but was told it had to be re-done every six months due to insurance, have signed the first not signed one since.
In the 2 years we have been here, the boiler or gas appliances have not been checked. We have had to do the odd repair ourselves and have been left with leaks and damp in the house being told they cannot afford to do the repairs due to arrears, we also spent 2 weeks fully decorating the house before we moved in as it was a mess, and she has started from when we had the key.
Have looked into the claim of arears and it seems when the council was paying it went a few hundred into arrears in the first year.
Now my dilema is we are now buying a house and i think i should withhold the cost of the gas services for each of the years as really this is covered by the rent and has not been done.

  • So the money you are planning to withhold for the gas checks is that AFTER you've paid the amount you are in arrears? Looks to me like you have already withheld the gas safety cert money. Report the LL as an unserviced boiler is potentially unsafe.

Gas safety cert is 30 to 45 per year. You should complain and report the landlord as he is failing his legal responsabilities.
