One of the delights of this type of forum as you never know what most folks do for their day job. I read with great interest help being offered and because I am the know (my work) about some of the issues I often read good avice which is accurate but I often read 'well meaning' advice which is wrong.

Because you are 'the know' what is your legal interpretation here?

Sorry I am not a lawyer and not sure I dare admit to what I do due to the animosity on the group to certain professions!!!

  • When my daughter and partner bought their house 2 years ago, the vendor had the house on the market through an estate agent, but they didn't see it, if they had seen it they would have viewed and offered.
The vendor's father and dd's partners father knew each other, vendors father happened to mention to dd's partners father that his daughter's house was up for sale, in the course of the discussion it seemed as if the house was just what they were looking for.

They got in touch with her and went to see the house and offered on the spot. She told the EA that they had offered and she had accepted and also said there would be no fee as it was a private sale.

The EA found another buyer for the house who was a cash buyer and offered £5k more than they did, she would have been better off taking the cash offer and paying the EA fees, but she didn't.

The EA didn't push to get any money from her, but they were annoyed that she didn't accept the higher offer.

Estate agent? Letting agent? Gun runner? drug dealer?
...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

Soon to be retired, work part time, background includes new build, estate agency but in latter years my own commercial agency, member of professional bodies & boringly always obey all the legislation and Code of Conduct. Never been to court, with any client, as never felt the need as very open about my terms of business.

Neverdespairgirl, you missed double-glazing salesman off the list. Are they held in a higher esteem than EA's now?

I think thats a slur on all good gun runners and drug dealers by mentioning their names in the same breath as EAs and LAs!
