"" We need to encourage the professionals LLs and dump the useless LLs."" - of course we do MP - of course we do - but this "nannying" of people is just plain daft - life is sometimes quiet, sometimes noisy, sometimes messy, sometimes great, sometimes funny, sometimes sad - and most folks just learn to be tolerant - here, in my view we have yet another poster trying to "blame" someone else and in effect get "compo" for something which he finds vaguely annoying - whilst trying to blame the LL and get money out of the LL - why not go to the person who is making the bloody noise ????????
and yes, i have got my "VERY grumpy hat on this week.0 -
hi oliphaunt - i am a landlord and proud of it - but i have never heard anything so bloody silly as your suggestion of reduced rent because of noise outside .........

Some tenants just take the mickey and want spoon feeding like children - its no wonder they cannot accept the responsibilities of becoming a home-owner.

yup i sure was aware that flower was joking ! I am critical of Oliphaunt who wants to blame and financially penalise a LL for something that is nothing whatsoever to do with the LL.
Actually i am also critical of the OP - who signed his first AST and now wants to screw the LL for a lower rent - if he did not like the rent in the first place, why did he sign an AST - why not find somewhere cheaper in the first place ?0 -
I am a house owner-ish (the bank owns more of my house than I do) and i am also a landlady (through life's circustances more than the will to be a LL).
To sum it up, I rent the place I live at and rent out the place I wish I was living at.
I wouldn't dream of asking my current landlord for a rent reduction if, say the neighbourghs got noisy or some roadworks were to take place in front of my flat.
Likewise, I would not entertain my tenants if they were to ask for a rent reduction on those grounds.My answer would be "tough! Like it or leave at the end of your tenancy, the choice is yours." They pay me rent for their accommodation, just like I pay rent for the place I live at. It has got nothing to do with the weather, the noise level or the quality of the air in the area.
Why should a LL be held responsible for what is not within their remit?

Well, I'd offer a small reduction, especially if the works were going to go on for some time. The house would be almost un-letable until the work was finished.
I'd recover my costs later.
