Regaining posession of a property rented under an SAT (Scotland)

I've been renting a flat out to tenants since 1st May 2007 under a short assured tenancy. After the the lease expired myself and the tenants have been agreeing (verballY) to continue the lease month-to month.
I'm now looking to regain posession of the proerty in order to sell it and am preparing NTQ, section 33 and AT6. However I'm a bit perplexed at what to put insection 2 of form AT6 for the grounds for posession.
I've had a look at notes on the form but nothing seems to be appropriate. I would consult my solicitor but the offices are closed this week and I was wanting to get the forms posted off asap.
Any ideas?
