Simarc - Extending lease or buying Freehold

I purchased my first home in June 2007 and it's leasehold at a ground rent of £35 per annum with Simarc!!!! Our solicitor advised us to send a cheque for a minimum of £5 to Simarc for "acknowledgement of ownership" to which Simarc returned the cheque and demanded £200 for what they call "Notice of Assignment". We are stuck now as to what to do. The lease has 69 years left and ideally we would like to buy the freehold as I have read how fussy Simarc are. The solicitor has recently told us that it's disgraceful for Simarc to ask for a silly fee but we would be better of paying the £200 if we really want to know how much the freehold is. Also they won't send us any ground rent notices until we've paid this fee. Any help or advice would be greatly appreciated. Many thanks.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Our solicitor said that it was ok. We were first time buyers who fell in love with our first home who didn't know the ins and outs of leases and we took the advise from the solicitor. When they say 69 years left on a lease you think well thats ok we'll be moving in a few years to something bigger or possibly dependant on your age you may not be around.0
