Repossessing rented property

A friend is renting a shiny new flat. The flat is being repossessed and they have about 3 weeks to leave. They are not going to get the deposit back (not in the protection scheme). The flat is fully furnished with TV, beds, sofa, etc.

Is there any issue with them taking all the furniture as a lien over the debt (the deposit) to them? I guess it would be owned by the leaseholder so there's not a conflict with the bank.

    How does your friend know that the deposit won't be returned. He' she could do a letter before action, particularly if they know the deposit wasn't scheme protected.

    Just because the flat is being repossessed, don't assume the landlord has no money, he could have his own home with equity in it.

    Why is friend being evicted, did the landlord have consent to lease or a BTL mortgage? If so, the lender should acknowledge the tenancy.
