Assuming the 3 bed properties are bigger than yours (rather than 1 large bedroom being split into 2 small ones) then I would also say that you won't sell while there is such a little price difference since people are always going to go for the extra space when the asking price is only £6k (2.5%) higher.
In my area 2 beds go for £240k to £250k and 3 beds for £300k upwards which means there is enough of a jump that people can only afford one or the other.0 -
Hey you dont live in my road do you? There is a 3 and a 2 bed going for about the same price but both have been on the market for months and months.
They are 'first time buyer' properties but priced way out of the reach of a 1st time buyer so neither will sell.
tbh, and you wont like this, you will have to drop your price. Property inflation massively outstripped wage inflation and it is very easy to see what that means - people cant afford to buy at these stupid prices!
Alas it is people like you who have to move that will lose out, most people will just wait until they 'get lucky' with some city kid splashing out his bonus or eventually wages will catch up and put 200k houses into the reach of the normal person.
My partner and I are grads in professional jobs, no debts, natural savers, no kids, no expenses etc but >200k is out of our reach...
Anyways, GL - im obviously speaking up for the cynical side of things but I hope it works out for you0 -

Before dropping the price too far, you should first ask the question of whether your existing agency has marketed your home properly. Better to pay a little more commission for a better sale price than to drop unnecessarily.

100% agree with you John. That's why my posting stated:
"Let as many people know as possible that your property is for sale then:Price sells property and nothing else."
Staying with one agent doesn't let as many peeps know as possible.
I've been in the business and some vendors say they don't want a board outside because they don't want the neighbours to know it's for sale. Stupid !
You've got to let peeps know it's for sale (if you actually want to sell rather than just testing the market) and I've actually sold a number of props to neighbours friends who want to live close to their friends; because of boards etc. The thing to do is tell the agent his instructions are for a very limited time before you multiply the agencies involved and never have more than 2 boards in the garden at once.You don't stop laughing because you grow old, You grow old because you stop laughing" Large print giveth - small print taketh away. ya gotta laff, I now noticed another 3 bed house in our road for sale, its going for 25k more than the other 2. I dont know what the state of it is inside but unless its fitted with a swimming pool I cant see it being sold for sometime. Offers over? hehe0 -
We have just sold our house in just over week - the only advice I can give is to price the property realistically and keep hassling the estate agents to get people round.if i had known then what i know now0

Thanks everyone for your input, I've just been to the EA and they are going to readvertise for offers over £215k, I have a board outside and have been told that it contravines planning regs to have more than one (any thoughts on this?). My EA nearly had a fit as we both know that 3 years ago these were going for £270k

Yes, some places (including my area) only allow one board. However some multi-agency ones mean that you can put one 'brand' on one side of the board, and the other brand on the other... so there are alternatives.CarQuake / Ergo Digital0 -
Why not sell at auction? The house next door to me was on the market for £225k for a few months then a sale fell through so the owners put it up for sale at auction with a guide price of £175k - it sold for £207k. You can still use an estate agent to market the property, I think you need to pay for a legal pack and give the auction house some dosh but you can set a reserve and you will know that if it is sold at auction you will not end up in a chain situation.0
