Timber Framed Homes

Hi Peeps,

As a first time buyer, we are finding it ever more difficult to get on the ladder.
We have land available to us, which has been given to us by my inlaws. We have been looking at timber framed homes in detail, myself and father in law are pretty good with our hands so expect to do as much of the building work ourselves (where we can). What i would like to know is do any of you have any experience of self builidng one of these. what i am looking for is a rough estimate of costs which you have incurred (mainly the ones which will be most expensive, ie bricklaying, electricals and plumbing). The house we have been looking at is a four bedroom 2 story house approx 132 square metres.

    The are lots of companies who offer self-build timber frame kits. I suggest a quick google.

    Maybe you can get on Grand Designs!
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:
  • Built a timber frame in 2000, its great. Install underfloor heating, definately better than radiators :)

    The kit house company supplied the kit, our builders did the foundations, then the kit house company delivered and erected the kit.

    Builders then did the outside blockwork while wife and I did 90% of all the inside work.

    Prices were a bit cheaper back then :)
    Kit £25k
    Deliver/buld kit £5k
    Builders foundations/drainage/blockwork/tiling etc. £21k
    Taping and filling £1.5k
    Plumbing boiler/UFH/mains pressure hot water installation £7k
    Total build cost (including all furniture, tv, cupboards, beds etc.)
    £106k (its a 3 bedroom house)
