I am sure you will get lots of suggestions of getting one done very cheaply from many suppliers including those online. In my work I speak to solicitors every day and I would get one done by a solicitor after hearing the problems caused by poor packs. This is of course providing the solicitor is a decent one!!!!!!

We use local solicitors to produce the pack, they may not be the cheapest, or the most expensive, but we are confident they have been done properly. The seller deals direct with the solicitor so there can be no ownership issues.
  • As mentioned before your estate agent should be able to recommend a couple of HIP providers (using one your estate agent already has a good relationship with can cut down problems later on) you can then compare costs between them and see who would be most suitable.

  • Try a local solicitor - he may give you a discount on the conveyancing if you go back to him for that.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

I have to agree. I do HIPs packs for local solicitors and estate agents but get most of my work from solicitors. Seller trust there solicitor more than agents and will not compile a dodgy pack, unlike some agents a could mention. It may not be the cheapest but you will get a pack that will be of use to your buyers solicitor, so wont hold up the sale. Although some solicitors farm the work out ( to me ) I give a discount due to the amount i get from them.

Are solicitors doing the packs themselves or farming them out to a "HIP provider"?

  • Some solicitors may be farming them out but they are a bit silly if they do. Apart from getting someone to do the EPC, the rest of it is stuff that solcitors have been doing for years - so why get someone else to do it?

I just wondered whether solicitors could do it for a price that would still compete with the volume HIP providers - given that many of the latter are punting them out for only £299

[sarcasm] Just copy someone else's and "Photoshop" it. No one will read it or notice. [/sarcasm]
