Here is the full breakdown. Sale price is c.£140k

    Our professional charges:
In connection with your sale - £1075.13
In connection with redemption of your mortgage - £111.63
Bank transfer administration charge - £41.13

Gob smacked. All fees to the solicitor (inc vat) OK that's steep. But also the : £652 referral back to the estate agent. £300 after the HIP, do they get a referral back from the HIP provider too?

Be careful on the other site you mentioned, get a proper quote from the solicitor you choose because some on the site are listing disbursements like "Postage,Telephone & Stationary £17.63" and that's simply not a disbursement it's just secret profit and the worrying bit is that the site makes great claims :

"This is a transparent price with no hidden extras"
"IFA Conveyancing comply with, and are subject to, the Solicitors' Code of Conduct 2007."

And those disbursements are a blatant breach of the code.

They also get an £80 (plus vat) referral out of the fees.

Good find if the price holds true though, good luck :)

  • The solcitor must be desperate to make such a large referral fee or there must be a lot of gullible people out there who like sheep do what the agents tell them...

This may happen in some parts of the country but round my way there are an awful lot of people who as a matter of principle are wary about going with estate agents' recommendations. I wouldn't be surviving at all if there weren't!

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
