cost of shell loft conversion

Hello there, I am in the process of looking into getting a loft conversion completed on our Victorian terrace. I am only interested in a shell conversion (i.e. no internal walls, plastering, electrics, plumbing etc...) just 4 large velux windows, RSJ's, insulation and staircase. We basically want the shell complete and then we will pick away at the rest of it over time.
We already looked into this work some time ago and therefore know that useable space in the loft after conversion will be 23 foot x 18 foot.
Can anyone give me an idea of the cost of this?

I cannot give you a price as I steer well clear of that line of work now, but expect a fairly hefty price nowadays. The Regs are so stringent now - especially in relation to Fire Regs, that it is now fast becoming a specialised field if you plan to make it a proper room. Do be advised you will NEED to conform to building Regs to ensure everything is approved and you have no problems later regarding selling the property and insurence.
