No, it was aimed at me, but I quoted specific figures in order to explain to you why what people paid years ago for their house is irrelevant. Which was helping to answer your question

No, but you have to give the vendors some good reason to take the offer.
Maybe they need a quick sale?
Maybe they haven't had ANY offers so at least it's a start for negotiations
As a FTB you have the upper hand- no chain.
Have you organised your mortgage offer and can move quickly (if that's what the vendor wants?).
I bought my latest house for 76K instead of the asking price of 85K and completed in 3 weeks as I'd no house to sell (rented) and had organised mortgage and solicitor before hand and that was one of the criteria the vendor set.
IMHO:
Don't trust an EA, they're in the game for (their)profit, not your happiness.
Previous house cost is totally irrelevant (mines 'worth' 200K now).
Look at what similar properties have sold for (not what they are Up for Sale at) as previously mentioned.
Judge the pros and cons of the location with respect to your life and revisit the property area at three times, daytime\weekend and evening if you are new to the area.
