Has anyone on here had eny expeience dealing with Miller Homes?
I am paticularly interested in how they are in negotiating a 'good deal'! I am thinking of going in with an offer less 15% of the asking price. Is this too low? I don't want them to laugh and not think that I am seriously interested in the property!!

Take yourself seriously and they will take you seriously
15% is good. You must play hardball and be prepared to wait because developers will play a long game because they know they have more experience than you.
Stick to your guns, make sure that you offer is elevated to the sales manager and don't play their game of incentives, fixtures and fittings because they gain more from these than you do. Keep talking cash.
I like the look of Miller Homes. Higher spec and more included than your average Persimmon, I think. I really wanted one but they wouldn't let me knock them down - it was good times and the last one on a popular development though.Everything that is supposed to be in heaven is already here on earth.

Offer 30% less if you must buy at all, and only budge on that if they offer a raft of incentives. The ball is firmly in your court at the moment.
The countries biggest house builders have just suspended all their new projects as they can't shift anything.

I've been to speak with them today and the sales negotiator did not want to talk figures at all, but only about what incentives we would want.
I've thought about the usual, carpets, turf, stamp duty... is there any I'm missing??
I was told today that Miller's conditions are that you must exchange contracts within 28 days of reserving a plot. Is this true? It sounds a bit strange to me, and counts us out straight away as we cannot exchange until July. They also said that I would need a 10% cash deposit on exchange, which is going to be difficult as the deposit is coming from the sale of our house.
This all seems a bit odd to me, the way the market is at the mo, I thought they would be biting my hand off!!0 -

Yes, 28 day exchange is totally standard with developers. Then they leave you with a totally open ended completion date.
Why can't you exchange until July? Surely if you have buyers you can exchange early and complete later? The 10% deposit should be negotiable so you forward on your buyer's deposit instead of exactly 10%.
They will bite your hand when you make yourself proceedable.
Make an offer. Don't let them bully you with incentives. They get paid to get the best price. If you back down at the first hurdle, then they don't even have to do a job! Dig your heels in hard and don't sway. That is how you get a better price.Everything that is supposed to be in heaven is already here on earth.
