    When I was looking for a house in order to renege on the deal at the last possible moment anywhere with a downstairs bathroom was ruled out immediately. The thought of getting up on a cold winter morning and wondering down the stairs and through the kitchen to take a shower shave and a !!!!!! in a sheer one piece neglig!e put me right off buying.

    My parents' old house in Kent was like that. The upstairs was accessed via 2 different staircases - one side had 4 bedrooms, a bathroom and a loo, and the other side had 2 tiny bedrooms (by tiny, I mean TINY).

    I did the whole going-to-the-loo-by-going-downstairs-and-through-the-living-room-and-breakfast-room-and-utility-room thing from age 14 until 28. It was fine, even though the stairs were absolutely lethal - huge tread, steep, no handrail, unever, etc.

    It was a touch boring when I was pregnant, though. Going to the loo more often and more at risk of going !!!! over tit!

    I did the whole going-to-the-loo-by-going-downstairs-and-through-the-living-room-and-breakfast-room-and-utility-room
    This is why I prefer a toilet upstairs, where the bath is doesn't bother me one bit. I saw a property programme recently where the developer had put the bathroom downstairs but pinched a bit of landing and one of the bedrooms to create an upstairs loo.
  • I've got a downstairs bathroom too, we had it done out 2 years ago & as it's huge it has a seperate shower as well as a bath etc, it really is nice & has a wow factor about it, people are always shocked how nice it is as when we moved here it was cold & had an awful seashell plastic bath panel white suite, but with a advocado shower base:eek: we lowered the ceiling as used to slope, with the roof, & insulated it, also put a huge radiator in & now it's lovely. ( couldn't afford underfloor heating as well.
    BUT, if I had a choice, I would like an upstairs bathroom, as by the time I've got to the bathroom at night, I'm wide awake & it takes me ages to get back to sleep, the pregnancy thing was really a pain.
    My Master bedroom is really big & neighbours have put an upstairs bathroom in, but have made the bedroom look very average, when estate agents valued my house, although my bathroom was downstairs ( which most houses in my area are anyway ) he valued mine at 5k more, which I was surprised at. I thought they would get more because of the bathroom.
    I suppose I could have a small shower room toilet basin put in & still have the downstairs bathroom, or just a loo & basin put in.
    Bonus for downstairs bathrooms is that no-one gets to nose around your upstairs when they go to the loo:o & I spend more time downstairs too.

    In my parents' house, that wasn't an option. The two bedrooms were tiny - mine about 9 ft x 9 ft, my sister's 7 ft x 7ft, and there was a (2 ft square) landing in between.

    My sister had to be careful - her door opened, and the staircase went straight down from there. No landing in between!

    You might want to check current building regulations. If I remember correctly even if you want to put the bathroom upstairs you cannot remove the downstairs toilet if it already exists (disability access). So you might need to find room for a downstairs cloakroom too.
