Chancel Repair Liability - should i buy it or not?

Hi, i recently purchased my house and the solicitors made a chancel check to see if the parish church can claim cost of repairs from properties in the area. My search came back saying there is a potential chancel repair liability.

Should i purchase indemnity insurance to cover myself in case any claims come my way?

  • Yes, For the sake of between £60 and £100 it is worth getting this policy.

    As im sure your Solicitor pointed out they could come knocking on your door asking for tens of thousands of pounds.

    In my view you should get the Policy for your own piece of mind.

    You can get a non assignable policy which will protect you but you might be asked to get another policy should you come to sell the property in the future.

    If you havent yet Exchanged I think you said you have bought a house but not sure then you can always ask the Vendors to meet you half way on the cost.

  • HI, Thanks for the advice, i have already purchased the property a few months ago...do you know of any companies that offer policies to cover it? Or should i contact my solicitor to arrange it, if i can avoid paying solicitors fees on top that'd be better from my point of view !
