    Usually a longer term contract means a discount. 10% is your aim if going for a 12 month AST. I've never done >12 months so I dont know if even longer terms would attract an even larger discount.

    I have the shoe on the other foot - we are about to rent out our house. The agent has put it on for slightly above the expected rent - so if I were you I would try an offer - you can always come up.

    On the other hand, the rental market is supposed to be fairly vibrant right now - as the selling market collapses, so you may not be chosing the best time
