When does the NHBC guarantee start?

If it was sold as seen wouldn't this be in the sales contract when you purchased the property? Check with your solicitor, this would be a fairly major issue for many people so I'm surprised you weren't made aware at the time of signing the contract.
I have't signed the contracts yet - its still all in the conveyancing process. According to the vendors solicitor the quote mentioned before re site office & snagging etc - will be part of the contract. I think they have messed up at their end.
Think I need to contact NHBC to verify the situation as they seem to think the defect period is over - but my understanding is it does not start until I complete on the property - regardless of how long ago it was built... am I right?

From what you have posted, I would say you are correct. I can't see how a builder can remove the two years snagging clause.0 -
I rang NHBC - the guarantee will indeed start on completion of the sale. Therefore my 2 year snagging will commence on that date.
So, I was right.
