    I agree. And please don't waste time and effort getting hold of CAB: if you eventually get through you will be speaking with a volunteer whose knowledge of the issues involved will be similar to yours. Yes, CABs do have sessions where solicitors give their time for free, but getting one of these appointments takes time, and you cannot afford to wait.

    3 friends, cancel electric/gas/water, go around, change locks, carefully remove all their property from the property and put on the street. tell them to leave, tell them a few times to leave.

    if they dont, phone police and just tell them you have gone to your 2nd property and some people are in there who shouldnt be.

    DONT tell the police the whole story on the phone, and only phone if the family become obstructive and dont comply.

    if they dont comply then tell police that you fear the people in your house are going to kick off as they wont leave and you can see lots of damage inside your house.

    when the police turn up, just tell them that these people are in your house uninvited, you want them out and there is damage in the house. be polite and explain that you just want them out and you wont worry about the criminal damage. that should be the magic words the police want to hear, no complaints and no paperwork, instead of being stuck with a complex criminal damage/civil matter for several months.

    use police as a last resort but do use them if you have done the other stuff, if you have a trespasser, it may be civil but the police can assist to remove a tresspasser if the owner has made attempts to remove the trespasser.

    Another avenue to try is your home insurance - as that can often cover legal disputes + they often have a legal telephone helpline.

    I would get the electricity, water, gas etc switched off. I know you feel sorry for these people but they have taken advantage for too long and have had more than enough time to find somewhere else. Why should you pay for these services if you can't even use the property!?

    I am sorry for your situation. These people have abused your very good nature.:rolleyes: They may have previoulsy held good jobs etc; but something has gone serioulsy amiss in the meantime.
    You should contact the utility companies today with a view to getting these switched off. Have you rang for some free legal adivce yet?
    You have tried the nice approach and as you have stated you are a little scared that these xxxxx might invoke squatters rights.:eek: You need to move today and get the utilities disconnected asap. Then if they do decide to become "squatters " they will not have any water, electricity, gas etc; to enjoy:eek:
    No you do not sound like a snob, you have done these people a massive favour and have allowed them free board and lodge it has cost them NOTHING and they are treating you appallingly.

    Why you may want to ask yourself have they not gone to members of there own family for help?????:eek:

    Maybe the image they portrayed to you some years back was not all as it seems.:rolleyes:

    Please be proactive today and contact to get utilites switched off and ring around and get yourself a free half hour legal advice. The money you are spending on these people could be spent on you and your families future. These people are not your family you owe them NOTHING:eek:

    I think that the tenancy question is a vexed one as they are not paying ANYTHING no rent or utility bills. They are classed as guests!:rolleyes:

    But I agree Terry these people have probably got full inforamtion on there "Rights" In fact it wouldnt suprise me in the least if these cheeky beggars have not applied to be eligible to vote from the property and are probably even claiming benefits from the address.:eek:

    We had probs with squatters many years ago, they moved into my recently deceased dads home, my Bro not known for his patience or tact removed them with the help of his skip lorry etc; He did this as the Police said it was nothing to do with them and the court process could at that time take up to 4 months and be very expensive. Needless to say Bro got into trouble but we did get the house back. If you ask him if he would act differently today he says emphatically not:rolleyes:

    I know that. You know that. But on legal aid with an ambulance -chasing lawyer, such things could be twirled and spun so the the Op is in in the wrong. These people have nothing to lose and a nice bit of compensation might help to put them back on their feet.

    Such people are as cute as a bunch of monkeys (no offence to the moneysaving branch of the family)rolleyes.gif

    The whole thing would be a lot clearer if the "friends" were living in the OPs house.
    Then they are guests and can be got rid of straight away.

    Unfortunately they are in another house. They might claim to be tenants. They might say they were given permission to live there for x years for doing work for the OP or in repayment of some spurious debt. We all know such claims would be garbage but the OP must go about this in an absolutely legal way.

    I know that I am looking on the black side but I don't want the OP to end up in an even worse position than the one he is now.

    how about the old fashioned way of just going there and telling them to get the f*ck out your house.

    A couple of mate and a locksmith in tow should suffice
