completing????

Ok - I spoke to my solicitor today and I am emptying my house this weekend and completing on Tuesday.

Bit of a blond question but what exactly does completing entail.:confused:

I am presuming all it means is i will have emptied the house, cleaned it, read all the meters and then gone and left all the keys at the estate agency.

Is there anything else i should be doing?

dont want to feel stupid and ask my solicitor what it exactly means but don't mind on here!!!!!:rolleyes:

    Correct. That is what it means.
    Completion is the point at which your solicitor confirms that he/you have received the money from the buyer and the house is no longer yours.

    When you get that call from your solicitor, you take the keys to the estate agent. The estate agent will also have received a similar call and may also call you to check what you're doing about the keys.

    Technically, at this point in time, nothing in the house or its land belongs to you any more. So if you hadn't finished packing, then technically, you'd have to walk away ... of course, it's not like that really and you'd just go into a blind panic grabbing everything and shoving it out of the door.

    At the same time, if you were buying, you would expect to receive a similar phone call from your solicitor/estate agent to let you know you can pick up the keys for your new house because it is yours, which is what your buyers will be getting.

    If at the last minute there is a hitch and you have emptied your house and are sat down the road having a glass of wine ... but you haven't received the money from the buyers and they're outside your house with their van load of stuff and 6 kids, don't be tempted to let them in ... because they haven't paid for it. C0ck ups do happen (there was one on one of those TV programmes) and you are under no obligation to let the new buyer have the keys before you have had your confirmation call that the money is in your bank. In fact, no matter how sad the scene of van/distressed buyers/children outside your house, you just have to accept it is not your problem. Sometimes (very rarely) the money gets held up in the system and it comes through the next day.

    dont forget to ask the post office to redirect your mail - it takes ages and ages to write to everyone telling them you have moved - if you buy 3 months of redirection it will be one less hassle when moving into a new home

    Completion is a legal term, and should be clearly defined in the contracts you exchanged.

    Each party has an obligation as follows:

    Vendor: Provide vacant possession of property.
    Buyer: Pay the money!
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:
