I would have been more impressed if it had been "Following the Law for Landlords" seminar. I am sure you are fully aware that tenants are afraid to make their LLs do their repairs (even though they are legally required to do this) for fear of being thrown out on a section 21. It made me feel sick to see that "Power to Landlord" seminar. "For over a decade Landlord Action has been working in the best interest of the Landlord sector." What kind of sick members of society are we breeding.shame on you
Shame on you for thinking that "Power to Landlord" seminars are a good thing.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

lets not get into a slanging match over this - i have respected a huge amount of your posts in the past - and hopefully will continue to do so - maybe "shame" was a little harsh .....
there are always two sides to every argument, and if you had spent any time reading any of the posts on LLZ forum you would perhaps have seen a small glimpse of the "other side" of what LLs experience - the amount it costs us to repair property after bad tenants have left us, the amount of time and unpaid rent it costs us to get tenants out who agreed to pay the rent and then dont .... and on it goes
Tenants from here can learn a huge amount about how to present their case for 3xreturn of their deposit from LLZ - the same law applies to Landlord and Tenant - and if a LL loses a case - a tenant has gained knowledge from it and vice versa
not all LLs are scum
not all Tenants are angels
we each need advice and support to assert our own rights -
but equally we each need to fulfil our own obligations
i have learned a lot from here about how tenants feel and how they think, and what they expect from a LL - and i am grateful for that. Maybe you might learn a bit from LLZ .....

The problem is that while the right are there to protect "good" landlords they are open to abuse by "bad" landlords and no attempt has been made to prevent this.
The ability for a landlord to evict a tennant on a whim essentially takes away any legal responsibility the landlord has to behiave like a resonable human being.
Renting on the continent is far more popular entirely because the landlords can't abuse their powers.
Bring back security of tennancy and clear out the scumbags. The "good" landlords wont care as they will have no intention of ever kicking out a paying tennant.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

Interesting comment. I used to rent in France. Which of the powers that my French LL had would have made you lots more money do you think?

in the last 5 years there has been a plethora of legislation to protect tenants, many of which make a LL's job administratively more time-consuming
Tenancy Deposit Scheme;
HMO regs;
HHSRS;
Energy efficiency certificates,
more powers to Environmental Health to prosecute non-compliant landlords
Selective licensing
Local Housing Allowance
thats just off the top of my head
so please stop playing the "victim tenant" card - this government has made many many moves to prevent more Nicholas Van whatisface's being allowed to trade and abuse the lives of ordinary folks.
What everyone on here forgets, is that there are millions, yes, millions, of ordinary landlords, and the vast majority of them are good decent folks -
Like any "media" this forum only highlights the worst - when did you last read a thread called "I've got a fantastic landlord ?" - folks simply dont come to forums to share good news - so lets have a bit of balance please0 -

June 8th at the Park Inn, Heathrow. Bit expensive at £300. More to do with running a business rather than the psychological ramifications of tenant/landlord relationships or not.FREEDOM IS NOT FREE0 -
back to the op - over on landlord zone or consumer forums there are a couple of threads where tenants on renewed tenancies have used the threat of 3x to get their whole deposits back from their landlords.
Worth checking out (if you can navigate your way throught all of the "bleed your tenant dry" "why bother doing repairs" and "all tenants are scum and should be treated as such" threads)0
